  • Improved stress test which can allow for a higher loan amount based on rental income

 

Prefunded Mortgage With Low Income

  • 60% LTV
  • Interest-only
  • 3.25%- 5 year fixed rate
  • Up to £2.5M
  • 1% bank arrangement fee

Benefits:

  • For non standard income streams. Mortgage interest is pre-paid to remove paperwork burden
  • It benefits those that do not fit High Street multiples
  • Income only needed to be evidence to cover day to day outgoings
  • Pre-funded from your own savings or assets.

 

Refurbishment BTL

  • 75% LTV of original purchase price
  • 0.75% per month
  • 0.75% arrangement fee
  • Then, once refurbishment is complete
  • 3.94% over 5 years
  • Refinance up to 80% of confirmed post work valuation with no further underwriting

Benefits:

  • Both products are agreed and underwritten upfront
  • Re-inspection required once works completed
  • You will receive the difference between original property price and refurbished property price in cash

 

Private Bank with no Assets Under Management

  • Owner occupier 1.49% plus 3M LIBOR (or fixed rates  based on duration of the loan)
  • £5m-£10M- 55%
  • No assets under management (AUM)
  • 5 year term
  • 1% arrangement fee
  • No Early Repayment Penalties.

Benefits:

  • NO AUM – Placing assets under management is not for everyone, and can mean that vital liquidity is tied up. This lender will lend ‘dry’ for the right deal
  • For Non Dom clients flexible for property usage
  • Flexible and bespoke underwriting
  • Worldwide income assessment
  • Mortgages available in US$, Euros and Sterling.
